- Assuming an acre has a fixed shape. An acre is a measure of total 2D area, not shape. It can be a long skinny rectangle (66 × 660 ft), a square (approx 208.71 × 208.71 ft), or an irregular polygon.
- Confusing Gross Acreage with Net Acreage. When reviewing developer blueprints, "gross acreage" includes public easements, roads, and drainage ponds. "Net acreage" is the actual usable building envelope.
